1. Who we are

2. The service and how booking works

1. A request sent through this site is a booking request — not a contract, and no payment is taken when you send it.
2. A person replies within 24 hours with availability, the full price (VAT and any tourist tax included) and the confirmation conditions.
3. The accommodation contract exists only upon our written confirmation and, where stated, payment of the deposit set out in that confirmation.

3. Prices and payment

• All consumer prices include VAT at the legal rate. Any municipal tourist tax is shown separately in the confirmation.

• Online payments are processed by Stripe (card). We never store card details; Stripe acts as payment processor under its own terms.

4. Cancellations and changes

• Legal note: under Article 17 of Decree-Law 24/2014, the 14-day withdrawal right for online purchases does not apply to accommodation booked for a specific date or period. Your protection is therefore this cancellation policy — always communicated before you confirm.

5. The Vitality Circuit

• Sessions of up to 6 people, roughly 2h30, at the published times.
• When bought online for a specific date, the Article 17 exception applies (dated leisure service); rescheduling: [POLICY — pending].
• Please tell us about health contraindications (pregnancy, heart conditions, etc.) before your session; for safety the team may adapt or decline participation, with a refund.

6. Gift vouchers

• Vouchers bought online without a fixed date carry the 14-day withdrawal right (DL 24/2014), provided they are unused.
• Validity: [e.g. 12 months — pending]; redeemable against stays, the table and experiences, subject to prior booking and availability.
• Not redeemable for cash after the withdrawal window; any price difference is payable on use.

7. Your stay

• Guests are responsible for damage beyond normal wear.
• Foreign guests: Portuguese law requires us to report the stay of foreign guests — including EU citizens — through the SIBA system run by the Internal Security System, within three working days of check-in (Law 23/2007, art. 16). We ask only for the details the lodging bulletin requires; see our privacy policy.

8. Liability

We hold the mandatory civil liability insurance required for tourist resorts ([INSURER/POLICY — optional, pending]). We are not liable for valuables not deposited with reception, nor for events of force majeure.

9. Use of the site and intellectual property

• You agree not to use this site for unlawful purposes, not to submit false data or another person's data without authorisation, and not to do anything that compromises its operation or security.
• The content of this site — text, photographs, film, trade marks, logos, code and design — belongs to [LEGAL ENTITY — pending] or to third parties who authorised its use, and is protected by the Portuguese Copyright Code. Reproduction, distribution or commercial use without prior written permission is not allowed.
• The site's conversational assistant is an artificial-intelligence system and is identified as such. Its answers are informative and do not bind the estate: rates, availability and policies are binding only once confirmed in writing by the team.

10. Accessibility, allergens and safety

This is a rural estate: we would rather describe the real conditions accurately than promise accessibility the terrain does not allow. • Allergens and food information: under Regulation (EU) No 1169/2011 we provide information on allergens present in meals served at the estate table. Please tell us about dietary restrictions and allergies when booking a meal so the kitchen can accommodate them safely.
• Vitality Circuit: the health contraindications referred to in section 5 must be disclosed before the session. The team may adapt or decline participation for safety reasons, with a refund of any amount paid.

11. Complaints and dispute resolution

• Livro de Reclamações Eletrónico (the official Portuguese complaints book) — also available on paper at the estate.
• Consumer dispute resolution (Law 144/2015): the competent body is CNIACC.

12. Governing law
